From the first conversation to moving day

  1. Set a useful starting point

    Tell me what you need from your next home, what you like about where you live now, and what you want to change. We can narrow the search around your budget, timing, and day-to-day priorities. Before we begin working together, we will discuss representation, services, and compensation so you understand the arrangement.

  2. Put the budget in context

    If you are financing, a lender can help establish what is available and what the payments would look like. We can then compare homes with room for taxes, insurance, HOA costs, maintenance, and any work you expect to do.

  3. Search, tour, and compare

    I can help shop for properties and walk through them with you. We will look at how the layout works, visible condition, location, and questions the listing leaves unanswered. My on-site observations help guide the next questions; specialist inspections give us a closer look.

  4. Decide what to offer

    We will review comparable properties and discuss price, financing, timing, and the conditions that matter to you. I will help prepare and negotiate an offer you understand, including what you are agreeing to and which decisions still lie ahead.

  5. Work through the details

    After an offer is accepted, I help coordinate the next steps with your lender, inspectors, and title and escrow team. We will review disclosures and inspection findings, discuss any requests, and keep track of the deadlines in your agreement.

  6. Get ready to close

    As closing approaches, we will coordinate the final walkthrough and possession arrangements. Your lender and escrow team will confirm the final funds and signing requirements, and I will help you keep the remaining steps organized.

Could an assumable loan be part of the search?

I can help look for homes with potentially assumable loans. An assumption means taking over an existing mortgage, subject to its terms and the required approvals. It is something to investigate alongside the property itself.

Before treating it as an option, we need the loan servicer to confirm eligibility, buyer qualification, costs, and timing. We also need to work out how the difference between the purchase price and the remaining loan balance would be covered. For a VA loan, the seller should confirm how the assumption affects their entitlement and release from liability.
